The 2015 building is divided in 3 easily connectable apartments, still offering you a lot of privacy. The building is surrounded by a lawn. Amazing views. On 2 hectares, mainly wood, including an olive grove.
The furniture is a combination of antiques and handmade furniture by local artisans, in warm Mediterranean colours.

The open kitchen in Cappuccino is well equipped with modern luxury, a Quooker, dishwasher, fridge, freezer etc. Starlink WI-Fi, smart TV with Chromecast.
The bedroom has a free-standing bath and two sinks. Small windows to keep the heat out in summer, with views to Assisi and Perugia. Living with windows on all sides, including a Roman window, a sofa bed, own entrance to the patio with 4 person table and a path to a private lower hidden terrace.
The house has floor cooling in summer and floor heating in winter. All the windows have insect screens. A pizza oven for common use and a private electric barbecue, parasols. On 50m of the house there is our extremely exclusive infinity pool surrounded by olives with summer kitchen shower and toilet.

Cappuccinoa has its own entrance door, private rose garden, private terrace and private part of the garden. The big pool is for common use of all the casa Montemerlino guests; maximum 10; depending if all 3 apartments are occupied. At our parking place is a EV-charging station available.
The last part of the road towards the house is unpaved. During the main seasons we prefer reservations from saturday till saturday. Water, electricity, towels bedsheets etc. are included
